KEARNEY — The Kearney Planning Commission approved various actions for future commercial development at the Abood Addition on E. 1st St. on the south side of Kearney.

Craig Bennett with Miller & Associates appeared on behalf of the property owner, Merilyn J. Macomber, requesting approval for the Future Land Use (FLU) map amendment and rezoning for the property located at 860 E. 1st St.

The requests would allow for future development on the 6.93-acre lot.

Bennett noted the lot has a unique “flag” shaped layout, with a drive leading to the property situated back behind the Honda Heartland Motor Sports location.

There is a residence on the property where Macomber lives, Bennett said, there are other outbuildings that would be removed to allow for commercial development.

The FLU amendment request sought to change from General Commercial (COM) and Urban Reserve (UR) to only COM. The rezone also sought to change the designation from Rural Residential District to General Commercial District, C-3.

The C-3 zoning district allows for residential, all office, most civic and commercial, and
limited industrial and miscellaneous use types.

Melissa Dougherty-O’Hara, Development Services for the City of Kearney said Staff supports rezoning the property to C-3 zoning classification, as it aligns with the area’s development intentions.

Dougherty-O’Hara said staff recommended approval of the FLU amendment and rezone as presented.

The planning commission unanimously approved both actions.
